With the switch-over to digital looming large in the Cambridge area we are increasingly being asked the question of who pays for the upgrade, should it be a landlord or a tenant expense? The simple answer is that there are no hard and fast rules so it comes down to a question of common-sense and reasonableness. If a property only has an analogue aerial then it is probably fair that the landlord should meet the cost of the upgrade – after all it will be there for the benefit of all future tenants. However, if there is already alternative digital provision to the property the answer is less clear. The landlord has provided a service and it is therefore a matter of choice for a tenant to elect to use the aerial instead. It is true that any upgraded aerial will also still be there for future tenants so some sort of shared cost would seem appropriate in that instance.
